Permitting for construction projects can be, and often is, a complicated undertaking. From knowing when and which permits are required to navigating the necessary bureaucracy to obtain permits, even a simple misstep in the permitting process can lead to delays and added costs. Moreover, the permitting process, which requires the complex coordination of many parties, often with competing interests, provides many opportunities for someone to drop the ball. After a brief review of the general types of permits and the repercussions of delay, this topic will focus on the leading reasons for permitting delays; what an owner, contractor, or design professional can do to minimize the possibility of permitting delay; and what to do to mitigate the impact of permitting delays should they occur. Using real-life examples to illustrate the material presented, you will gain a very practical understanding of the what, why, and how, of permitting delays and delay avoidance and mitigation.
