Behavior often provides grounds for eviction from the premises.
Failure to pay rent, default for matters other than rent, default or guarantors, anticipatory breach and holdover tenants, are all reasons a tenant could be considered in lease default. That doesn't begin to cover the other serious violations that a tenant may be engaged in. As long as the landlord has a lease provision that states that they waive the notice of non-payment they can decide when to turn the defaulting tenant over for eviction.
