Many property owners, lessees, architects, engineers, developers and contractors encounter soils defects on residential, commercial, retail and industrial properties. Expansive soil problems can occur for a number or reasons including if the foundation is not designed correctly for the magnitude of expansion; the wrong report was in the construction shed; the thickness of expansive soils was underestimated and forces exceeded predictions; drainage is done poorly and site is overwatered; or if a pipe leak occurs on the interior of the residence. This video reviews expansive soil problems and lab testing and discusses mitigation solutions.
