The plat and subdivision process can be confusing, time-consuming and expensive. This topic will first map-out the regulatory framework for plats and then focus on the plat process, with practical tips on doing "due diligence," preparing plat filings, getting approvals and dealing with special problems like unaccepted "paper" streets and old residential restrictions. This topic will also cover current "hot" platting topics, including ETJ regulations, vested rights, taking-by-flooding cases, development agreements and exactions (paying costs of infrastructure).
