Minimizing Risks of Indoor Environmental Litigation

 
Stop IAQ/IEQ claims before they start and understand how to handle the ones that already have.Indoor Air/Environmental Quality (IAQ/IEQ) is constantly an issue with building occupants who through various media, television, internet blogs and forums, or conversation with their colleagues, are concerned about if being in a building is cause for a variety of health problems that are occurring to themselves. Once the occupant population forms their own opinion through misinterpretation of IAQ information they have gathered, their IAQ issues lead to all forms of claims that building management is ignoring their concerns and making them work in an unhealthy environment. This in turn leads to potential litigation whether it is by regulatory agency compliant, health department compliance, insurance claim, or negligence claim. There is a need to be able to stop the IAQ/IEQ issues before they get to the litigation stage or if in litigation what strategies should be followed to assure if the claim is legitimate.
This topic presents understanding and developing an approach to understanding indoor air quality management. The material will discuss the basic principles of IAQ management using the IAQ Triangle and Indoor Air Contaminants. The development of an IAQ Program Administration with an IAQ management team, building profile and management plan to address liabilities, communicate and document issues and use maintenance and prevention. Finally conduction a IAQ investigation and development of a remediation strategy if required. By understanding how all these elements work together will prevent IAQ/IEQ issue from getting out of control and minimize the potential for litigation.
