The Commercial Eviction in Washington

 
Chapter 59.12 of the Revised Code of Washington contains three actions in equity: unlawful detainer, forcible detainer, and forcible entry. These actions are summary in nature and thus provide a much faster remedy to plaintiffs than actions in quiet title and ejectment. These actions are given special priority on superior courts’ trial calendars. RCW 59.12.130. The statute creates a special summary proceeding for the recovery of possession of real property. The statute is in derogation of the common law and thus is strictly construed in favor of the tenant. Housing Authority of City of Seattle v. Silva, 94 Wn. App. 731, 734, 972 P.2d 952 (1999).
