Construction Lien Law in Washington: Liens on Private Projects in Washington State

 
A lien is most beneficial to those companies who do not have privity with the property owner, such as subcontractors and material suppliers. Without a lien, companies lacking privity can look only to the party who they contracted with for payment. For example, if a subcontractor is owed money by a prime contractor and the prime contractor files for bankruptcy, the subcontractor will likely recover little or nothing. But if the subcontractor files a lien on the real property that was improved, the subcontractor can force the property owner to pay the subcontractor, even if the property owner already paid the prime contractor in full.
